Why Invest

While Edithvale is further from the CBD than areas typically associated with high density living, the suburb scores highly on a number of typical drivers of successful high density development, including transport connections and access to amenity. 

As the wave of demographic change moves away from the CBD, suburbs like Edithvale with their strong transport infrastructure to the city, changing demographics and seaside location, become more conducive to high density development. 

Traditionally average household size increases and the proportion of renters decreases in areas further from Melbourne CBD. Edithvale has higher median rents and a higher median apartment price than many of the surrounding suburbs including both Mentone and Mordialloc where there has been a greater quantum of higher density development in recent years. In terms of annual price growth, medium to long term median apartment prices have been strong in Edithvale (10 year annual average growth rate of 5.3%). This average annual growth rate is almost twice that of apartments in the Melbourne CBD which grew by 2.8% over the same period.
